Overview

House clearance is a different job from removing a few items. The property is emptied completely: furniture, appliances, wardrobes, storage, balcony, and the things that accumulate in a maid's room or a store cupboard over several years.

Most clearances in Dubai are driven by a date. A tenancy ends, a handover inspection is booked, or a relocation flight is fixed. The property has to be empty by then, which makes sequencing as important as the clearing itself.

  4. Final sweep

    The property is left empty and swept, ready for the cleaning team or the inspection.

What to do before we arrive

  • Decide in advance what is leaving with you, and move it to one room if possible.
  • Retrieve documents, passports, jewellery and keys from drawers and safes before the day.
  • Check high cupboards, the store room and the balcony store, which are where things get missed.
  • Confirm your building's move-out permit requirements early. Some need several days' notice.

Building and access considerations

A full clearance moves far more volume than a single collection, so lift access governs the whole schedule. In towers we normally need the service lift booked for a block of time, not a single slot, and some buildings will only issue that against a move-out permit and a cleared service charge account. In villa communities the constraint is usually vehicle access and permitted working hours rather than lifts.

Where your items go

A clearance produces mixed loads: furniture, electricals, textiles and general household waste in the same job. We separate the load as we work so each part can go to an appropriate facility, and we confirm the destinations with you on the day. If your landlord or building management requires proof of disposal, tell us at booking.

What affects the price

We quote per job rather than from a fixed list, because two collections of the same item can be very different pieces of work. These are the factors that move the number:

  • Property size and how full it actually is, which are not the same thing
  • Number of vehicle loads required
  • Floor level, lift access and the length of the carry to the vehicle
  • Dismantling of built-in wardrobes or fixed units
  • Deadline pressure, where a clearance has to run outside normal permitted hours

Questions we are asked about house clearance

How long does a full apartment clearance take?

It depends on volume and lift access far more than on floor area. A heavily furnished two-bedroom flat with a shared service lift can take longer than a sparse three-bedroom villa with direct vehicle access. We give you a duration with the quote.

Can you clear a property while I am out of the country?

This depends on your building granting access to a nominated representative and on the permit being issued. Arrange access with building management in advance and tell us who will hold the keys.

Do you clean afterwards?

We sweep the property and remove our own debris so it is ready for a cleaning team. A handover-standard deep clean is a separate trade.

What happens to things I want to keep?

Nothing leaves that you have not agreed. Group anything you are keeping in one room and tell the crew leader on arrival.
